What you need to get landlord boiler cover

To sign up...

Your home address & contact details - we'll need your details to set up the plan for you.

Your rental property details - we'll need the information of each of the properties you are looking to get covered.

Payment Info - we take payments monthly in arrears via Direct Debit that you can enter when setting up your plan.

Once your plan is set up we'll ask you to enter the following information via your online portal...

Your tenants details - you can choose to add your tenants and managing agency details at any time by logging into your customer portal. They can then contact us directly, allowing you to get on with your day.

Gas safety certificate (CP12) due date - as long as you provide us with a minimum of 28 days-notice to carry out your Gas Safety Certificate, you can add your due date at any time.

Rental property boiler details - the make, model and age of your boiler is useful information for if your boiler goes wrong. It will assist us in assigning the best engineer to solve the problem. Don't worry if you haven't got the details to hand, you can add them later.

What's not included in our landlord boiler cover

We're all about transparency and making things simple and easy to understand.

Our landlord cover removes the hassle of arranging repairs and gas safety inspections for your rental properties, saving you both time and money and ensuring your tenants safety whilst keeping you compliant with gas safety laws and regulations. However, there are certain things that our landlord cover plans don't include.

We believe it's important for all landlords to know the details before making the decision to buy boiler and central heating cover for their rental portfolio, so there are no surprises for you or your tenants.

Here is a list of some of the key elements that we are unable to assist with:

If you have a plan with us or are thinking about choosing us for your landlord boiler cover, you can view a full list of what we do and don't include in our: Service & support agreement

  • Recommendations or required actions from your CP12 these are usually upgrades due to changes in regulation we can ask our engineer to advise you on the best course of action

  • Boiler models: Potterton Powermax, Britony, Chaffoteaux, Sime, Servowarm and Elm Le Blanc; or any make or model of back boilers

  • Repairing faults caused by limescale, sludge (dirty water contaminated by particles of dirt, rust other debris)

  • Repairs where your boiler is deemed Beyond Economical Repair (BER), If your boiler is under seven years old and BER we may decide to replace your boiler. If its older and we may pay a contribution towards a new boiler

  • Repairing pre-existing faults or faults that occurred within the first 14 days

  • Systems or appliances that haven't been installed, maintained and used in accordance with manufacturer's instructions and or current regulations or best practice

  • User tasks which are detailed in your user guide, re-pressurising your system and or bleeding your radiators

  • Trace and access (work required to locate the fault) this is usually covered by your home insurance (no need to pay twice). Once the problem is found and accessible, we will happily come back and fix it

  • Systems that are powered by anything other than natural gas

  • Showers and shower pumps

  • Upgrades or improvements to your system

  • Accidental damage if you or someone working in your property causes a fault this should be covered by your home insurance

  • Non-standard items or parts such as towel rails and underfloor heating. These need specialist parts and engineers, so we'd recommend getting in touch with the manufacturer for advice

Do I need landlord boiler cover?

With one in five boilers breaking down each year it's likely you'll need a boiler repair at some point, so it's a cost you'll need to take into consideration when you budget for the care of your investment.

Comprehensive landlord boiler cover from YourRepair could also give you peace of mind that should something go wrong, we'll do all the legwork and get it sorted as soon as possible. With the option for your tenants to report the fault directly to us, too, you won't need to worry about a thing.

When will my cover start?

If you're switching from another provider, your cover will start from the moment you set up the plan. If you're not switching from another provider, there's a 14-day exclusion period where your boiler won't be covered.

Do you cover my boiler?

We service, and repair all makes and models of domestic boilers that are powered by natural gas, with the exception of Potterton Powermax, Chaffoteaux, and Elm Le Blanc.

We do not service or repair: LPG boilers, thermal store boilers, solid fuel boilers, oil boilers, electric boilers, back boilers or dual-purpose boilers.

Is there a limit on the age of boiler you cover?

No - we're happy to cover your boiler no matter its age as long as it's powered by natural gas, in good working order and not on our list of excluded boilers.

Will you fix an existing fault?

We may be able to offer an alternative plan that covers you for an initial repair as well as ongoing faults. Call a friendly member of our Customer Service team on 0330 223 4422 and they'll be happy to provide you with further information.

How do I book a repair?

You can either use your YourRepair customer portal and select 'Book a Repair' or give our 24/7 repairs line a call on 0330 223 4422 and a member of the Repairs Team will be happy to help.

When will you send an engineer if I need a repair?

- For emergency repairs, our average response time is two hours.

- For urgent repairs, our average response time is one working day.

- For other general repairs, we will try our best to find a day and time slot to suit you.

Do I need to pay a fee for a repair?

That depends on if you have chosen your cover with or without a fixed fee per repair.If you choose to have cover with a fixed fee, it will mean your monthly payments are less, but you will pay a fixed fee for each repair you receive.

How do I book my Gas Safety Certificate?

In your customer portal, you can let us know when the due date of your Landlord Gas Safety Certificate is for each of the properties covered by YourRepair. We'll automatically assign one of our trusted Gas Safe engineers at least 28 days before it's due. They'll be in touch directly with you, your tenant, or your managing agent, whoever you prefer, to arrange a suitable time to carry out the checks. We'll also carry out your annual boiler service whilst we're there.

Do I need to report faults on behalf of my tenants?

No, you can choose if you want your tenants and managing agent to be able to report faults directly to us. That way, everything gets sorted quicker and you don't need to worry about a thing.
